Warehouse washout in Toronto clears the oil, hydraulic fluid, tire rubber and winter grit that build up on industrial floors and loading docks. We work during shutdowns and off-shifts with hot water and degreaser, contain every drop with berms and our hydrovac, and leave the floor ready for the next shift.
Why Do Warehouse Floors and Docks Get So Dirty?
Forklifts lay down black rubber in every aisle and turn. Trailers and dock levellers drip hydraulic fluid and oil on the dock apron. In winter, trucks and staff track in salt and slush that dries into grit. Compactor bays collect leachate and grease. Over time, floors get slippery, safety lines disappear and docks start to smell.
Sweeping and scrubbing handle dust, but not bonded oil and rubber. Hosing a dock apron into a yard catch basin moves the problem into the storm system, which is a compliance issue under Toronto Municipal Code 681.

How Do Warehouse Programs Work?
Contract and pricing table
| Program | Scope | Pricing |
|---|---|---|
| One-time washout | Floors, docks, compactor bays | Per sq ft, written quote |

COI delivery in 24 hours
Facility and procurement teams receive a COI with $2M liability, WSIB clearance and the company named as additional insured within one business day.
Hydrovac wastewater containment (Toronto Municipal Code 681)
Washouts generate oily wastewater. We berm work zones, protect floor and yard drains and vacuum the water into our hydrovac tank for proper disposal. Our sister brand, Hydrovac Toronto, can extract yard catch basins and oil-water separators on the same visit.
When Should a Warehouse Book a Washout?
- Quarterly, as routine maintenance on busy distribution sites
- After winter, when salt and grit have built up on docks and aisles
- Before an audit, customer visit or lease handover
- After a hydraulic or oil leak, through our oil spill cleanup service
How Much Does a Warehouse Washout Cost?
We price per square foot or per shift after a site walk. Soiling level, floor coating, dock count and shutdown window all affect the quote, which you get in writing. Recurring programs lock the rate for 12 months.
Common Warehouse Problems We Solve
Black tire marks in aisles and turns
Forklift tires leave dark marks wherever they pivot. Hot water, degreaser and a surface cleaner remove them, with testing first on coated floors.
Hydraulic fluid on dock aprons
Dock levellers and trailers drip hydraulic fluid. Left alone, it soaks into concrete and creates slip hazards. Degreasing removes it, and the hydrovac recovers the water.
Leachate in compactor bays
Compactor bays smell and draw pests. Hot water, enzyme degreaser and odour control keep them manageable between pickups.
Winter grit at overhead doors
Trucks and staff track in salt and slush. By spring, a crust has built up at every door. A post-winter washout clears it.
Faded safety lines
Grime hides painted aisle and safety markings. Cleaning often brings them back without repainting.
What to Expect During a Shutdown Washout
The crew walks the floor with your facility team, marks zones and protects floor drains and sensitive equipment. Racking bases, chargers and electrical panels are kept dry with careful pressure control. Zones are washed and recovered one at a time, and each is dry before forklifts return. A photo report follows so you can show the result to customers or auditors.
Warehouse Washouts Across the GTA
Our GTA power and pressure washing crews work in the Concord industrial zone in Vaughan, along the airport and Highway 401 logistics corridor in Mississauga, and in industrial areas of Etobicoke, Brampton and Scarborough. Smaller bays are covered by mechanic shop floor cleaning, and outdoor yards by parking lot power washing. See our commercial power washing program for multi-site contracts.
