North-facing shingles turn black and green, moss lifts the tabs, and the streaks return a season after a quick pressure wash.
Why it happens here: Both villages are heritage conservation districts with older homes under mature silver maples and oaks, so shaded roofs stay damp long after rain and feed Gloeocapsa magma.
What we do: Roof cleaning with the SoftWash low-pressure line kills the algae and moss at the root without stripping granules, and gardens are pre-wet first.
1. Road salt
Chloride soaks into concrete pores and leaves white efflorescence. Cold pressure alone will not lift set salt; 200F hot water dissolves and flushes it.
2. Freeze-thaw
Water in mortar and interlock joints freezes, expands and blows out polymeric sand. Cleaning plus a same-visit reseal stops next winter's damage.
3. Shade and humidity
Algae on north walls, moss on walkways and black streaks on shingles. A low-pressure soft wash kills the growth at the root instead of blasting it.

Why us
Local knowledge
Markham protects four heritage conservation districts: Unionville, Markham Village, Thornhill and Buttonville. Those older streets sit under big silver maples, and shaded shingle roofs there grow moss and Gloeocapsa magma black streaks that pressure would only make worse.
Newer planned communities in Cornell, Cathedraltown and Angus Glen have vinyl siding and large interlock driveways. We soft wash the siding and clean, re-sand and seal the interlock in one visit.
The City Sewer Use By-law prohibits discharging into storm sewers, so plaza work in Milliken and along Highway 7 happens at night with drain covers and hydrovac recovery.
Crews here work from the same hot-water, cold-pressure and soft-wash rigs as every Power Pressure Washing Toronto job across the GTA, with the same written quote per surface and $2M COI.
Written quote per surface before any work. Hot-water rigs for grease and road salt. Fully insured, WSIB compliant, COI in 24 hours.
The city is spread out, so we route by highway. Unionville, Angus Glen and Cathedraltown sit close to Highway 404 and the 407, while Cornell and Markham Village are reached along Highway 7 and 16th Avenue. Grouping jobs this way keeps travel time off your quote.
Roof soft washing needs dry, calm weather and access around the house, so we confirm the forecast the day before and arrive early to pre-wet gardens. Interlock restoration takes most of a day because polymeric sand and sealer need dry conditions, so those jobs get a morning start and a clear weather window.
Commercial plazas in Milliken and along Highway 7 get night or early-morning washing with drain protection and hydrovac recovery. Weekend residential bookings are standard, and the phone is answered 24/7 for quotes and scheduling.
Unionville and Markham Village have older homes on heritage main streets, many under large silver maples and oaks. Those trees keep north slopes of shingle roofs shaded and damp, which is ideal for Gloeocapsa magma black streaks and moss. Pressure would strip granules from those shingles, so we use the SoftWash low-pressure line with sodium hypochlorite and surfactant, then rinse the gutters.
Cornell, Cathedraltown, Berczy Village and Angus Glen are newer planned communities. They feature vinyl siding, large interlock driveways, stone front porches and backyard patios. Siding gets a soft wash to kill algae and mildew, and interlock gets a rotary surface clean, fresh polymeric sand and sealer in one visit.
Milliken has a dense mix of commercial plazas with busy sidewalks and food tenants, where hot water lifts gum and grease and the hydrovac protects the lot drains.
Winters here bring regular freeze-thaw cycles that pull polymeric sand from interlock joints and widen gaps for weeds by late spring. Summer humidity under mature trees grows algae on siding and moss on roofs. Many homeowners pair a spring interlock restoration with a fall roof or house soft wash, which keeps both surfaces in good shape through winter.
Local case study
Unionville, Markham
Rig: SoftWash low-pressure line
A Unionville homeowner in Markham had black streaks and moss creeping up the north slope of a fifteen-year-old shingle roof under a large silver maple. We pre-wet the gardens, applied a low-pressure soft wash to kill the algae and moss at the root, rinsed the gutters and downspouts, and explained that the remaining moss would release over the next few rains without any scraping.

Andrew B.
Forest Hill
"Our interlock driveway had lost most of its joint sand after a rough winter and weeds were coming through. They cleaned it, swept in new polymeric sand and sealed it with a natural finish, all on the same day. They explained the cure time clearly and roped it off for us. A year later the joints are still tight and the weeds have not come back. The price matched the written quote to the dollar, and they left the street cleaner than they found it. Our neighbours on the next street have since booked them for their own interlock."

Hoggs Hollow
"Black streaks and moss on the north side of our roof had been bothering us for years. They did not use any pressure on the shingles, just a low-pressure soft wash, and they wet down all the gardens first. The streaks were gone the same day and the moss let go after a couple of rains, exactly as they said it would. The gutters were rinsed out too, and they left photos of the roof from the ladder so we could see the result up close."

"They cleared the salt stains in one visit. Mature maples drop sap every summer, this crew knew exactly which tip to use."

Got questions?
Yes. Both are heritage conservation districts with older homes under silver maples, and their shaded north slopes grow moss and black streaks. A low-pressure soft wash kills the growth at the root without stripping granules. Most of these roofs fall between $450 and $850.
Yes. We clean with a rotary surface cleaner, re-sand with polymeric sand and apply your choice of wet-look or natural sealer in one visit. Full service runs about $3.50-$5.50 per sq ft depending on condition.
No. High pressure can force water behind vinyl panels, so Cornell and Cathedraltown siding gets a low-pressure soft wash with diluted sodium hypochlorite to kill algae and mildew, then a full rinse. Most 1,500 sqft homes are priced between $350 and $550.
Yes. Plaza sidewalks, entrances and dumpster enclosures along Steeles and Kennedy are washed at night with hot water for gum and grease. Markham's Sewer Use By-law prohibits discharge into storm sewers, so lot drains are covered and runoff goes into the hydrovac.
Most driveways and patios take a full day: cleaning in the morning, re-sanding once the pavers are dry enough, then sealing. We rope off the area, and you can usually walk on it the next day and drive on it after the sealer cures, typically 24-48 hours.
