Toronto Central

Toronto Central mixes heritage homes under heavy tree canopy with dense restaurant and condo strips. Much of it sits inside heritage conservation districts such as **South Rosedale**, **East Annex** and the **Cabbagetown** districts, where Victorian brick and limestone get a test patch and a low-pressure soft wash, never a wand. The weather station in **The Annex** averages about 121.5 cm of snow a year, and every centimetre brings salt. We lift it from **Rosedale** and **Leaside** driveways with the 200F hot-water rig in spring, then clear algae from north walls in **The Beaches** and **Riverdale** before winter. Restaurant pads on **College Street** and in **King West** are degreased after close, usually between midnight and 6am. The on-truck hydrovac recovers the wash water, because the City treats catch basins as rain and snowmelt only.

Mississauga

Mississauga is where our first cold rig washed condo walkways in 2003. Today the work runs from underground garages around **Square One** and **City Centre** to interlock in **Lorne Park** and loading docks near **Toronto Pearson** and the **Highway 401** corridor. Since 2016 the City has billed a stormwater charge based on each property's hard surface, and its Storm Sewer Use By-law limits what may reach a storm drain. That is why every commercial job here starts with drain covers and ends with the hydrovac tank full, not the catch basin. On the lake side, **Port Credit** and **Clarkson** homes grow algae on north-facing siding, which calls for a soft wash rather than high pressure.

Brampton

Brampton grew fast, and much of it is young. Construction in **Springdale** began in 1991, and newer streets in **Castlemore** and **Mount Pleasant** followed, so most driveways are broom-finish concrete or interlock that has seen decades of road salt. We clean and reseal those driveways, wash plaza lots in **Bramalea** overnight, and wash gas station forecourts along **Queen Street** and **Bovaird Drive** one island at a time. The City has billed a stormwater charge on Region of Peel water bills since 2020, and Peel's Wastewater By-law 53-2010 covers anything a business sends to a storm sewer. Forecourt and lot wash water goes into our hydrovac tank for that reason.

Markham

Markham protects four heritage conservation districts: **Unionville**, **Markham Village**, **Thornhill** and **Buttonville**. Those older streets sit under big silver maples, and shaded shingle roofs there grow moss and Gloeocapsa magma black streaks that pressure would only make worse. Newer planned communities in **Cornell**, **Cathedraltown** and **Angus Glen** have vinyl siding and large interlock driveways. We soft wash the siding and clean, re-sand and seal the interlock in one visit. The City Sewer Use By-law prohibits discharging into storm sewers, so plaza work in **Milliken** and along **Highway 7** happens at night with drain covers and hydrovac recovery.

Vaughan

Vaughan keeps our hydrovac trucks busy. Since the subway station at **Vaughan Metropolitan Centre** (VMC) opened in late 2017, tower sites have gone up around it, and every active gate tracks mud onto **Highway 7** and **Jane Street**. In the **Concord** industrial zone we run warehouse and loading dock washouts off-shift. York Region's Sewer Use Bylaw 2021-102 regulates what enters storm sewers, with fines up to $50,000 for a business, so slurry and wash water go into the tank. **Kleinburg**, **Woodbridge** and **Maple** each have a heritage conservation district, and their large stone driveways and porches get calibrated pressure, fresh polymeric sand and a sealer suited to the stone.

Oakville

Oakville's lakefront streets see heavy algae on stucco and stone from Lake Ontario humidity. The **Old Oakville** heritage conservation district alone covers 162 mostly one- and two-storey homes between **Sixteen Mile Creek** and Allan Street, and the **First and Second Street** district sits just east of it. Those older facades get a test patch and a soft wash, never a high-pressure wand. In **Bronte** and **Eastlake** we restore cedar decks and fences, and in **Joshua Creek** and **Glen Abbey** we clean, re-sand and seal interlock. Gardens and pools sit right next to most surfaces we clean along the lake, so every plant bed is pre-wet and rinsed again when we finish.

Scarborough

Scarborough combines busy plazas and auto shops along the **Golden Mile** and in **Agincourt** with ravine and bluff-top homes in **Guildwood**, **Birch Cliff** and **Cliffside**. Lake Ontario's cooling effect is strongest at **The Beaches** and **the Bluffs**, so shaded siding along **Kingston Road** stays damp and turns green faster than further north. The Toronto and Region Conservation Authority manages erosion along the Bluffs, and on bluff-top lots we keep wash water off the slope. Up by **Highway 401**, **Malvern** and Agincourt driveways show road salt each spring, and auto repair bays need hot-water degreasing with oil and water recovery.

Etobicoke

Etobicoke runs from **Humber Bay Shores**, the former Lake Shore Boulevard motel strip now lined with condo towers, to the industrial corridor in **New Toronto** and **Long Branch** framed by the **QEW** and **Highway 427**. In **The Kingsway**, about 665 homes went up in Kingsway Park between 1924 and 1947 under rules that limited exterior walls to stone, stucco or brick. That old stone and mortar get a hidden test patch and a low-pressure soft wash. Industrial yards along the lakeshore have catch basins that fill with winter sand and oil. Our hydrovac extracts it each spring, because the City expects only rain and melted snow in a catch basin.

North York

North York splits between Yonge Street condo towers in **Willowdale** and **Lansing** and estate homes in **Hoggs Hollow**, **York Mills** and the **Bridle Path**. Condos spread along Yonge after the City Centre plan shifted from office to residential uses in the 1990s, so most towers have multi-level underground garages that collect salt and oil. We wash them level by level with hydrovac recovery. Many estate lots back onto the **Don River** ravines, which the City protects under Chapter 658 of the Municipal Code. Rigs, hoses and runoff stay off protected slopes and trees while we soft wash mossy roofs and algae-covered stone.

Richmond Hill

Richmond Hill climbs from **Langstaff** near Highway 407 to **Oak Ridges**, which sits at about 300 m on the Oak Ridges Moraine, more than 200 m above Lake Ontario. Wooded moraine lots and the shade around **Mill Pond** keep roofs, decks and north walls damp. We soft wash roofs, restore cedar decks and steam ice dams in winter. In **Bayview Hill** and **Jefferson**, large interlock driveways lose polymeric sand to freeze-thaw, so we clean, re-sand and seal in one visit.
