Commercial power washing in Toronto has two jobs: get the property clean, and keep the property manager out of trouble. Grease on a restaurant pad, salt in a condo garage and gum outside a plaza all come off with the right hot-water rig. What separates a commercial contractor is everything around the washing: the COI, the WSIB clearance, the wash water that must not reach a catch basin, the tenants who cannot be disrupted, and the photo proof the board expects.
Why Do Commercial Properties in Toronto Need More Than a Pressure Washer?
Commercial surfaces see heavier soiling than homes. Restaurant aprons collect cooking grease every night. Plaza sidewalks pick up gum by the hundred. Underground garages carry winter road salt and oil drips from hundreds of cars. Loading docks get hydraulic fluid and tire rubber. Cold water spreads most of that around instead of removing it.
Then there is compliance. Toronto Municipal Code Chapter 681 controls what can be discharged to storm sewers, and wash water full of grease, detergent and grit is exactly what it targets. A vendor who hoses a dumpster pad into the lane drain creates a liability for the owner, not the vendor. Property managers also face long onboarding: COIs that take a week, WSIB letters that never arrive, and crews that show up mid-afternoon when the lobby is full.
What Does Commercial Power Washing Include?
Our commercial service is built around one truck carrying four tools:
- A 4 gpm 200F hot-water power washer for grease, oil, gum and set road salt on concrete and asphalt.
- A cold-water pressure unit with 25-degree and 40-degree nozzles and rotary surface cleaners for brick, pavers and durable flatwork.
- A SoftWash low-pressure line with sodium hypochlorite and EIFS-safe detergent for stucco, EIFS, painted and metal facades.
- An on-truck hydrovac vacuum tank that recovers wash water and slurry as we work.
That combination lets one crew clean a plaza sidewalk, soft wash its EIFS sign band and recover every litre of water in a single overnight visit.

Types of Commercial Power Washing We Provide
Each property type has its own page with full scope and pricing:
- Multi-residential: strata and condo pressure washing for entrances, balconies, courtyards and facades on annual contracts, plus parking garage cleaning with hydrovac sump recovery.
- Food service and retail: restaurant power washing for hood aprons, patios and dumpster pads, and shopping plaza power washing for multi-tenant common areas.
- Lots and buildings: parking lot power washing with rotary surface cleaners, and exterior building washing for low-rise brick, EIFS, glass and metal panel facades.
- Industrial and environmental: catch basin cleaning, oil spill cleanup, warehouse washouts and mechanic shop floor cleaning.
- Construction: post-construction power washing before handover and construction site wash and vac for mud tracking on active sites.
How Do Commercial Contracts Work?
Contract and pricing table
| Plan | Typical scope | Typical price |
|---|---|---|
| One-time | Spring salt clean or pre-event wash | $350-$1,200 per frontage |
| Weekly or bi-weekly | High-traffic restaurant and retail frontages | Fixed per-visit rate |
| Monthly | Restaurant pad, apron, patio and dumpster pad | $400-$900 per month |
| Seasonal (spring + fall) | Condo common areas, plazas, office entrances | Per-visit rate, saves about 15% |
| Annual | Multi-building strata or portfolio | $5K-$18K per year (3 buildings) |
Every contract locks the per-visit price for 12 months and includes priority dispatch. You can add surfaces mid-contract at the same written rates.
COI delivery in 24 hours
We carry $2M commercial general liability and WSIB coverage. When you request it, a certificate of insurance naming your corporation, management company or landlord as additional insured arrives within one business day, with the WSIB clearance certificate attached. Our blog post on what a property manager should expect from a pressure washing COI covers what to check.
Hydrovac wastewater containment (Toronto Municipal Code 681)
Before the first trigger pull, the crew places drain cover mats over catch basins and sets containment berms where water would run off the site. The hydrovac tank vacuums wash water and slurry as we go, and the recovered water is disposed of properly instead of entering the storm system. This is the same equipment our sister brand, Hydrovac Toronto, uses for excavation and catch basin work, so the process is routine for our crews.
When Should a Commercial Property Book Power Washing?
- After salt season for condo entrances, garages and plaza sidewalks.
- Monthly or weekly for restaurant aprons, patios and dumpster pads that draw pests and fail inspections.
- Before a reopening, new tenant or event when the frontage is the first impression.
- Immediately after an oil, fuel or hydraulic spill, graffiti tag or construction mud event.
- Before a membrane, engineer or insurance inspection where clean, documented surfaces matter.
How Much Does Commercial Power Washing Cost?
Pricing depends on surface area, soiling, access and frequency, and every quote is written per surface. As a guide: storefronts $350-$1,200 per visit, parking lots $600-$1,800, restaurant plans $400-$900 per month and strata annual contracts $5K-$18K per year for three buildings. Underground garages, catch basins, warehouses and spill response are quoted after a site walk or phone assessment. There are no trip fees added on the day.
